BTU sizing for room and firebox dimensions
Gas line connection with shut-off valve
Damper clamp installation for vented sets
Ceramic fiber and refractory log options
Remote control and wall switch available

A Westlake Village Seller's Gas Log Problem Showed Up During the Escrow Camera Inspection

A homeowner on the Hampshire Road corridor listed her four-bedroom house last spring. The buyer's agent ordered a Level 2 chimney inspection, which NFPA 211 requires for every real estate transaction. Our CSIA-certified technician ran a camera through the flue and found two problems the seller never knew about: a cracked clay tile liner at the second-story offset and a vented gas log set installed without the required damper clamp. The logs looked fine from the living room. The camera told a different story. Escrow stalled while the buyer's agent waited for a repair estimate, and the seller called us that same afternoon asking what it would take to close on time.

We hear versions of this call every month from Thousand Oaks central and Westlake Village. Sellers assume gas logs are low-maintenance because there's no wood ash to clean. But a vented ceramic log set still produces combustion byproducts that travel up the flue, and without a functioning damper clamp holding the damper open, exhaust can back-draft into the room. Buyers' inspectors catch this. If you're preparing a home for sale, a pre-listing gas log and flue inspection removes the surprise before it costs you a delayed closing. We can usually get out within a few days of your call. If you're also considering updating the fireplace surround before listing, our fireplace remodel service pairs well with a gas log upgrade.

What the Camera Found and How We Sized the Replacement Gas Logs for a Clean Close

The Hampshire Road house had a prefabricated zero-clearance firebox from the early 1990s, typical of Conejo Valley tract construction from that era. Our camera scan confirmed the liner crack was cosmetic and within tolerance for a vented gas log application, but the missing damper clamp was a code violation. We installed a stainless steel clamp, confirmed proper draft with a smoke test, and then addressed the real question: should the seller replace the aging ceramic logs or switch to a ventless set? For this firebox, ventless was not an option. The manufacturer's listing prohibited it, and the room's square footage of about 280 square feet fell below the minimum volume California requires for ventless combustion. We recommended a new vented ceramic log set sized at 40,000 BTU with a compatible gas line connection already stubbed to the firebox.

The new logs passed a follow-up Level 2 camera inspection three days later. The buyer's agent signed off, and escrow closed on schedule. If your gas logs haven't been inspected since installation, or if you're heading into a sale and want to avoid this exact scenario, Baker Family Chimney Contractors can run the camera scan first and handle the fix in the same visit when possible. We also perform annual gas fireplace cleaning to keep vented and direct-vent units running safely between inspections.
