Gas Fireplace Repair in Fillmore: Written Report, Licensed Technicians

The homeowner on Hampshire Road corridor had accepted an offer on her 1985 ranch-style home and thought she was done with surprises. Then the buyer's inspector flagged the gas fireplace. But the Level 2 camera inspection per NFPA 211 standards revealed a second issue: hairline cracks in the flue tile liner, consistent with the kind of earthquake micro-cracking we see in homes throughout the Conejo Valley built before 1990. The cracks weren't large enough to require a full reline, but they needed to be documented and monitored. We replaced the thermopile, tested the thermocouple (which was still within spec), verified gas valve operation, and confirmed proper venting through the direct-vent terminal outside.

The written report included before-and-after camera images of the flue interior, millivolt readings on the old and new thermopile, and a gas pressure test at the valve. We delivered it to the seller's agent the same afternoon. Escrow closed on schedule.
