The buyer's clock is running. Here is the plan.
Book a visit
Send the address and tell us a little about the sale.
Seen from the seller's chair
As the seller, you hear the news from your agent: the buyer wants the chimney looked at. That is nothing to fret over. Contingency periods have an end date, and the work has to fit before it.
Call us early. We will look at the fireplace and send you what we find.
What the buyer is really asking
A Level 2 looks inside the chimney itself. A camera travels the full length of the flue, and we check the attic, crawlspace and roof in the places we can reach. The standard behind this work, NFPA 211, treats a sale as a reason for a Level 2.
- Level 1: a look at what is open and reachable
- Level 2: the camera, plus attic, crawlspace and roof
- Photos and plain notes with each finding
Where the report goes
Tell us who should have it. We can send it to the buyer, to you, to either agent, or to all of them. Everyone sees the same facts.
Neighbors up and down Highway 126
We are based in Fillmore and work the towns along Highway 126, including Santa Paula, with trips out to Moorpark, Simi Valley, Ojai and Ventura. If you are close to one of those, ask us.
What the visit costs
Here are our two inspection prices.
- Level 2 inspection
- $400
- Level 1 look
- $56
Any repair is priced in writing after we inspect.
A few honest answers
Does the seller or the buyer pay?
That is between you and your agents.
Does a Level 2 grade the house?
No. A Level 2 is a report and not a certificate. When someone says it failed, the report is pointing at something NFPA 211 or the building code wants repaired before the fireplace is used.
What if the buyer wants repairs done?
If the buyer wants repairs, that can mean the work itself, money off the price or a recheck. The buyer, seller and agents talk it through. Questions about any line of the report are welcome. Legal questions belong with a lawyer.
