A standard, not a grade
NFPA 211 sets out how chimneys and vents should be built and kept. We use it to judge what we see. It asks for a Level 2 on four occasions. The first is a sale or transfer. Next come a burned flue and a shaken house. The last is a change of fuel.
It does not hand out a stamp. No office issues a pass or fail on your fireplace. Think of it as a yardstick we hold up to the chimney, and the report as our notes on how the chimney measured.
When the report lists problems
A report with findings means certain conditions are not what NFPA 211 or the local code expects. They need repair before anyone uses the fireplace. A buyer may then ask the seller for the work, for a credit, or for a repeat inspection, and the two sides talk it over with their agents. We stick to the chimney and leave legal questions to a lawyer.
Fixes you may hear about
Here is the list, plainly.
- Cap on top of the flue
- Cricket and flashing at the roof joint
- Leak repair where water gets in
- Crown, the concrete top
- Flue liner inside the chimney
- Chase cover on the chase top
- Damper in the flue
- Smoke chamber
- Mortar and masonry
- Firebox
- Gas insert
Prices we can share today
Five of these carry ranges: the gas insert, the cap, the leak repair, and the cricket, with or without a complete flashing swap. The others, like the crown, liner and masonry, are quoted after the inspection, once we can see them.
Repair ranges
Each of these five repairs carries a set price range.
- Gas insert for an existing firebox
- $2,850 to $5,700
- New cap, fitted
- $170 to $685
- All new flashing, cricket included
- $685 to $1,700
- Repair of a chimney leak
- $570 to $3,400
- Cricket only
- $455 to $1,030
Where a job falls in its range depends on what the inspection shows.
Questions we hear
Is NFPA 211 a statute?
No. It is a standard, and local building code is a separate matter. A report can point to either.
Why is the liner not priced here?
Liner cost swings widely. We put the quote in writing after the inspection.
Do you recheck once the repair is done?
Yes. When a buyer asks for the work to be looked at again, we come back.
